Welcome to Crown Sales & Property Management Services Limited

Our highly experienced and skilled representatives are dedicated in providing a professional tailored approach to the rental and management of your home maximising its potential, by arranging professional photography and brochures both web based and hard copies should you require them. In this way we can ensure that we attract well informed and serious potential tenants.

We are accredited with the PRS (Property Redress Scheme), the DPS (Deposit Protection Scheme) and the ICO (Information Commissioners Office). We are currently in the process of obtaining CMP (Client Money Protection) accreditation. Our representatives are also ARLA Accredited.

We offer the following levels of service:

FULL MANAGEMENT SERVICE

This is our inclusive Service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory. The Tenant will then be checked in against the inventory.

During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.

Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.

Towards the end of the tenancy, we liaise with the Tenant, with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let.

This Service is suitable for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.

LETTING & RENT COLLECTION SERVICE

This Service is suitable for landlords who  wish to take care of their own repairs and maintenance of their properties. This service provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory. The Tenant will then be checked in against the inventory. We do not carry out further inspections of the property during the term of the tenancy.

LETTING ONLY SERVICE

Our Letting Only Service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory.

Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

HOLIDAY HOME MANAGEMENT SERVICES

  • Arranging with service companies (principally electricity gas & water) for meter readings and also advising Milton Keynes Council as to the current status of the property owner.
  • Regular inspections of the property are carried out on a fortnightly basis except when the owner is in residence.
  • Co-ordination of annual service of central heating system, alarms, air conditioning units and annual review on electrics as per instructions.
  • Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from the balance in hand.
  • Arranging for payments to be made, either by providing the invoices to the owner’s bank or making the payments from balance in hand.
  • Collecting and forwarding property owner’s mail. Postage charges will apply.
  • Lawn mowing during the spring/summer season each year. This will not include replacing any dead plants or flowerbeds.
  • Emailing owner after every visit, with photographic evidence where necessary.
